Beard and Ayers Block Management, based in Bedford was formed in 2012 as a result of the merger of King and Ayers and the Beard Group. This merger enabled the decades of experience in property management accumulated by King and Ayers to combine with the extensive local industry knowledge of one of the largest independent estate agencies in Bedford.

Every member of staff at Beard and Ayers pride himself or herself in their high level of customer service commitment and work hard to build positive working relationships with the directors of Management Companies, leaseholders and tenants of all the properties they manage.

Beard and Ayers manage blocks of flats, private roads and commercial buildings, which vary from 3  - 40 properties at each site and as each one is different, with specific needs and requirements, we provide a bespoke service. We aim not just to care for your property but to enhance it and maximise its future investment potential.

As property managers we feel it is imperative that we are professional and responsive. Our team is available five days a week from 9am to 5pm and we run an emergency helpline, which is staffed 24 hours a day, 365 days a year.

Services we offer include collecting maintenance contributions on behalf of the management company, effective maintenance budgeting (including the building of reserves), appointing and managing contractors such as gardeners, tree surgeons and electronic gate specialists, arranging routine maintenance, Company Secretarial duties, preparation and reporting on annual accounts and all other aspects of residential property management.

For our clients’ peace of mind, we can assure you that Beard and Ayers is fully insured with professional indemnity cover to £1,000,000 and though we are confident that it will not be required, we do have an established complaints procedure so you can be confident that if you have any issue that has not been resolved to your satisfaction, you can refer it to The Property Ombudsman Service (Residential Leasehold Management), for an independent judgement.
